WHY USE A REALTOR

It's no secret that the real estate industry has changed. The information highway will change the real estate profession a lot more over the next five years. In fact, it may change more in the next five years than in the previous 75 years. The number of Internet users and real estate websites are growing everyday. The Net-savvy consumer has officially emerged. Sites like this give away information and homes may be viewed on remax.com, realtor.com, homeseekers.com, homes.com,  and other sites. Even MSN and Yahoo are in the listings business. Many agents find that they have to remind their potential buyers and sellers alike of the services and benefits the real estate professional offers. Many sellers believe in the four p's. Price the house, Put an add in the newspaper, Place a sign in the yard and Pray.

Why do I need a Realtor(R) when all the information I need is online? This may be somewhat true, however, information without experience is often useless. Most sellers still need help in pricing, marketing, inspections, repairs, offers and counter offers, coordinating everything and closing. That is why 1/3 of all For Sale by Owner offers fail. The Web is a great resource, but it can't compare to the human touch that a professional realtor can give. Realtors know the market, they have seen it first hand and watched it's evolution. Home sellers need an experienced and unbiased third-party negotiator to protect their interest. This usually will net the most to the seller. . National surveys have shown that sellers that list with a Realtor(R) tend to net 3% more for their homes. 

That is 3% more in their pockets after paying the realtor commission. Then there is the fact that Realtors make the property available on all those web sites, magazines and other sources that drive buyers to your door. I will not tell you that every home listed sells in 90 days.  For market reasons, location, condition, time of year and other factors, some homes do not sell in a single listing period.  However, homes that sell, usually sell quicker with a realtor.  Plain fact is that Realtor's have more tools. A listed property has 1600 professionals trying to find a buyer for it. Newspaper is expensive and usually does not bring in the buyer. There is also a difference in web sites.  Did you find the house in a google keyword search or did you have to put in the URL of the site to find it?  Why not let an experienced professional do what they do best - Sell your Home!  Why Go It Alone?
