ANYONE CAN OWN A HOME

YES YOU CAN OWN YOUR OWN HOME THIS YEAR!

Most people think it takes a lot of money, perfect credit and 101 other criteria to purchase a home. Nothing could be further from the truth. Yes it does take fair credit, but by no means perfect credit. Sometimes even horrible credit will pass with good letters of explanation. As to the money issue, yes it can take $800 to $1200 to get you into a starter home. $2000 or a little above to get you into a better home, but everyone has to start somewhere. Last year our market is reported as appreciating 13.3%. That means a $35,000 starter gained as much as $4655.00 in value. Did you save that amount? If not, you will have to shop for a smaller or worse home this year than last if you need to keep the payment the same. Your landlord will be proud of you. He had you pay his mortgage, his insurance, his building repairs, his property taxes and give him a great return on his investment. Then he also gets to pocket the long term appreciation. Did I mention that with every mortgage payment you pay for him, he gains principle equity too? Think about it, he would not be investing in property if it cost him anything. You are paying all the bills and giving him a profit too!

PAY YOURSELF FIRST

With a little planning and budgeting, you can buy your own home. It is our job to find you the best home within your budget and resolve any problems that might arise for you. There are programs to help you purchase a home with very little money. Some of these programs have income limitations or are available to first time home buyers only. Regulations change all the time, so call us for details.

• Dream for first time buyers pays you $300 and often much more for taking a home ownership course over several nights or on one Saturday. Dream also lowers some of your closing cost.
• FHA is a government program that insures banks against loss for giving people mortgages with less down payment, less time on the job and poorer credit scores. This program will also allow you to borrow your closing cost and add them into your mortgage. Available to everyone.
• Iowa Housing Authority Program matches your down payment up to 5% or $3000. If you have a little more money, you might go conventional and use IHAP to turn your 5% down into 10% down. Sorry for first time buyers only.
• Iowa Bond program will give you a 6.65% mortgage for first time buyers.

You can't use all of these programs at the same time, but you can use more than one. It is just a matter of making a judgement on what is best for you situation. Once you find the right home, a lender will help you choose what is best for you.

Yes there are income guidelines for Dream and IHAP. There are some home price restrictions too. Call us for the latest guidelines. Better yet, make an appointment to sit down with us and explore what you are capable to do. If you are qualified now, we will run the computer and give you a list of homes in your price range. We will also help you get prequalified by a lender and help to resolve any problems you might have.

Even if you can't buy today, we can tell you what you will need to do to qualify for a home at a later date. We will help you set up goals and explain what you must do to set yourself up to purchase later this year or perhaps even next year.
