FREE MARKET ANALYSIS
Want to know what your property is worth is today's market? Perhaps you need this information for insurance, or to verify your property taxes. You might even be wondering if you should upgrade, expand or rejuvenate your present house or look to sell and move up or down the home ownership ladder. Whatever the reason, we offer to you a free comprehensive market analysis on your home.

What is a Comprehensive Market Analysis or CMA. Basically it is a means to evaluate the most probable selling price or value of a home by comparing the subject property to three or more homes in the same or closest comparable neighborhood that have sold within the past year or sooner. This comparison is made on the basis of style, size, amenities, location, proximity to subject property, time sold and other factors. Ideally, we will find three or more homes identical to the subject property that have sold within the last three months. If the properties are not identical, value adjustments will be made to make the properties equal. The More is less, less is more theory of evaluation, based on the value of individual amenities.
For instance if one home had a fireplace with a marble surround, and the subject property did not, the sold home would have to be reduced in value from it's realized price by $2,500. If the subject property had a two car garage and another comparable property had a one car garage, the comparable properties realized price would have to be increased by $1500 to $3000 depending on the type of garage. By making such adjustments, the subject property will me made as equal as possible to the subject sold properties. From this, a very narrow range of value will appear, and the subject home will be worth an amount within this narrow range. Usually, this range is $2,000 or less. The more comparables used, the more accurate the evaluation. More comparables should confirm the original evaluation, or create a question, that the maker of the CMA must explore further to explain the variance.
